Less noise. Better storytelling. A clearer path from first impression to site visit.

01 / The opportunity

Good property deserves
better presentation.

The opportunity is to connect the trust District Developers builds locally with a polished digital experience and a trackable inquiry-to-sales process.

One systemBring campaigns, lead qualification and sales follow-up into a connected workflow
OPPORTUNITY 01

Build a premium first impression

A custom, mobile-first single-page website with minimal typography, cinematic property visuals and soft motion, designed around trust and clarity.

OPPORTUNITY 02

Make the founder a recognizable voice

Use founder-led perspectives, buyer education, project walkthroughs and local market insights to build familiarity over time.

OPPORTUNITY 03

Turn attention into inquiries

Use property-specific Meta campaigns and clear calls to action, then track what happens after the lead form is submitted.

OPPORTUNITY 04

Reduce lead leakage

Centralize inquiries, record call outcomes, set follow-up dates and give the sales team a clear next action for every prospect.

02 / The growth system

Not just marketing.
A connected engine.

Each part has a job: establish credibility, attract the right buyers, qualify intent and help the sales team act on time.

✳

Founder personal brand

Founder-led reels, market perspectives, buyer education, property walkthroughs and behind-the-scenes storytelling.

▧

Social media presence

Monthly planning, project creatives, educational posts, reels, captions, publishing and content performance review.

↗

Meta performance ads

Project-specific campaigns, lead forms, creative testing, audience testing and optimization against lead quality.

⌘

Premium single-page website

Founder story, project highlights, key information, inquiry options, responsive design and basic analytics integration.

◎

Lead qualification automation

↻

Follow-up and reporting

Call-status updates, scheduled reminders, consent-based messages and reporting on qualified leads and site visits.

03 / From ad to site visit

A clearer journey for
every prospect.

Automation handles repetitive coordination. The District Developers sales team remains responsible for conversations, property visits, negotiation and closing.

01 / ATTRACT

Ads & content

Project campaigns and founder content create awareness and intent.

02 / CAPTURE

Lead enters

Website or connected Meta form records contact and campaign source.

03 / QUALIFY

Ask the right questions

Budget, location, property type and purchase timeline.

04 / ASSIGN

Sales notification

Lead details land in a central database with a clear owner.

05 / FOLLOW UP

Next action set

Sales logs call outcome and schedules reminders or approved messages.

06 / LEARN

Measure outcomes

Track qualified leads, site visits and closed-sale data when available.

Initial stack: Meta Ads + landing page/forms + n8n workflows + Google Sheets or an agreed CRM. WhatsApp messaging requires suitable provider integration and applicable consent. Third-party subscriptions and usage charges are not included unless explicitly agreed.
04 / Competitive context

Learn from the market.
Build your own edge.

A public-facing benchmark helps illustrate what a more developed property discovery experience can look like. It is not a claim about competitor conversion performance.

Advertising budget
Recommended starting ad spend₹15,000–₹20,000 / month

Advertising spend is paid directly by District Developers to Meta. We recommend starting with priority properties and the core Bilaspur market, then adjusting budgets based on qualified-lead quality and site-visit data. All prices are in INR. Applicable taxes, domain/hosting if separately billed, WhatsApp/provider fees, paid CRM subscriptions and out-of-scope work are additional unless agreed in writing. Final scope and terms will be confirmed before commencement.

07 / Market and measurement

Start focused.
Expand with evidence.

Geographic targeting should reflect the location, price and likely buyer profile of each property rather than a fixed radius applied to every campaign.

CORE MARKET

Bilaspur first

Start with Bilaspur and relevant nearby catchments for the selected property. Concentrate budget to establish baseline lead quality and sales response.

TEST MARKETS

Regional expansion

Test Korba, Janjgir-Champa, Mungeli or Raigarh where property price and buyer intent justify it. Keep campaign performance separated by market.

OPTIMIZATION

Measure beyond clicks

Track cost per lead, cost per qualified lead, contact rate, site visits booked/completed and closed sales when sales data is available.

BUDGET CONTROL

Scale after signal

Begin at ₹15,000–₹20,000 monthly ad spend. Increase only when lead quality, sales follow-up and campaign data support a larger budget.

No fixed lead or sales volume is guaranteed. Results depend on property pricing, availability, competition, creative quality, ad budget and sales-team response. ROAS requires reliable sales/revenue attribution; CPC alone is not a success metric.
08 / Working agreement

Built together.
Measured honestly.

Clear responsibilities keep the engagement moving and protect the buyer experience.

OctaTech responsibilities

Marketing strategy and delivery within the agreed scope, website implementation, campaign management, automation setup, workflow monitoring and reporting.

District Developers responsibilities

Accurate project details, prices and availability; timely approvals; ad funding; assigned salespeople; and updates on calls, site visits, bookings and sales.

Automation ownership

OctaTech retains its reusable frameworks and pre-existing intellectual property. District Developers retains ownership of its business data and lead records. Access, export, retention, deletion and transition terms will be documented.

Scope and messaging

Major new workflows, CRM integrations and additional development are quoted separately. Customer messaging must follow applicable consent, platform and data-protection requirements.

The next chapter

Make the first impression
count. Make every lead count.

OctaTech proposes a 90-day pilot to build District Developers' digital presence, generate measurable demand and establish a more consistent lead-to-site-visit process.
